The average Douglas County, NE new construction home is now just under $500,000. That is a 25.63% increase since 2021. During that same span resale homes have increased 16.61%

3rd quarter appreciation for the Omaha/Council Bluffs area up 1.96%. Median sales price is up 7.6% from last year. Still well above the average annual appreciation rate for our area of 4.6%. Omaha ranks 34th out of the top 100 metro areas in year over year home appreciation.

Properties ranges up to $500,000 saw no significant increase in (DOM)Days on Market in October compared to 2022 and very little compared to 2021.? Take a look at the graph below.?

Homes listed up to $249,999

Homes listed between $250,000 and $499,999

Homes listed between $500,000 and One-Million

The most likely reason for this is that the majority of buyers looking in price ranges over a half-million are part of the 70.7% of Americans that have an existing mortgage rate under 4%.?

We are truly in a dual market now. Lower priced homes are still selling at or above list price and many times with multiple offers. Upper priced homes are seeing less people walk through their doors, longer days on market and fewer offers.?
